Developer and property manager Pennrose announced Monday that Premiere Residences, a new collection of 207 rental homes and modern amenities in downtown New Brunswick, is now 50 percent leased.

The noteworthy milestone, achieved amidst the unique challenges currently in place, reaffirms the appeal of Premiere Residences’ upscale lifestyle offering and vibrant neighborhood setting just steps from rail service, dining, nightlife and culture.

“We’re delighted that the ‘live, work, play’ lifestyle offered at Premiere Residences has resonated in this market,” said Richard K. Barnhart, Chairman and CEO of Pennrose, which tapped The Marketing Directors as the building’s exclusive leasing and marketing agent. “Renters have been attracted to the building’s stylish homes, forward-thinking amenities and convenient location. They also value the opportunity to be the first one to live in their apartment which adds a level of comfort in today’s climate.”

Responding to the recent leasing activity, Pennrose and The Marketing Directors have made additional residences available at attractive prices. Stylish studios, one- and two-bedroom are currently priced from $1,850 a month. Immediate occupancy is available. The expansive layouts feature 10-foot ceiling heights and floor-to-ceiling windows that bathe the homes in natural light.  Kitchens boast Baltic Oak Taupe vinyl plank flooring, quartz countertops, glass backsplash and energy-smart stainless-steel appliances, while lavish baths are adorned with porcelain tile floors, tubs and showers.

Premiere Residences is located at 7 Livingston Avenue in the heart of the downtown district. The new 23-story building – the tallest in the city — is easily walkable to the New Brunswick Train Station which serves New Jersey Transit’s northeast corridor line with service into New York City’s Penn Station and Philadelphia’s 30th Street Station. Express Amtrak trains are also available at the station.

Designed by renowned Boston-based architect Elkus Manfredi, the building features a full suite of amenities including an attended lobby, state-of-the-art fitness center, yoga studio, residents-only lounge, billiards room, karaoke room, co-working and private meeting rooms and a demonstration kitchen. Desirable outdoor social space is highlighted by a penthouse roof deck with sparkling pool, BBQ grills, Sky Lounge and bar and fire pit.  Package lockers and bike storage are also available.

Residents barely have to leave their home to enjoy art and culture as the building also houses the New Brunswick Performing Arts Center (NBPAC), a new venue offering world-class musical, dance and theatrical performances.  Other celebrated attractions are located just steps away, including famed restaurants such as The Frog and The Peach and Catherine Lombardi, the George Street Playhouse, State Theatre, Heldrich Hotel, Rutgers University, the RWJ Fitness and Wellness Center and countless restaurants, bars and boutiques.

“Premiere Residences has successfully appealed to renters who want to enjoy New Brunswick’s desirable blend of urban-suburban living and commuter convenience,” said Jacqueline Urgo, President of The Marketing Directors. “The building provides renters with an unparalleled lifestyle experience, as reflected by the leasing activity.”

In addition to the in-town train station, New Brunswick also offers proximity to major highways, including the NJ Turnpike, I-287 and Routes 18 and 27, providing access to northern New Jersey, the famed Jersey Shore and the science and research belts in Middlesex and Somerset Counties.

Interested renters can take advantage of a variety of digital tools to virtually walk through the building’s furnished model homes and social spaces at their leisure, as well as interact with leasing agents in a personal presentation.
